A 2,300 sq ft Vet Clinic Floor, Built for Paws and Daily Sanitizing

A veterinary clinic in Tsawwassen needed a floor that could handle heavy foot traffic, pets and constant cleaning. We turned roughly 2,300 sq ft of damaged concrete into a seamless Coyote commercial epoxy flake floor in four days, with two of those days spent entirely on prep.

The challenge: a damaged slab under old flooring

Before any coating could go down, the slab needed serious attention. The old flooring was damaged, the concrete underneath was covered in stubborn adhesive residue, and the surface had uneven patches and imperfections throughout. Coating over any of that would have meant a floor that lifts and peels.

Two full days of prep, because the bond is everything

We stripped away the old flooring, ground off the adhesive and levelled the entire surface to fix the uneven patches. Two full days went purely into concrete prep and mechanical profiling. A long-lasting, commercial-grade bond depends entirely on the foundation, and this is the step most installers rush.

How we installed it

1. Remove the old floor. Stripped the damaged flooring down to bare concrete.
2. Grind off adhesive & profile. Diamond-ground the adhesive residue and opened up the concrete for a mechanical bond.
3. Level the slab. Filled and levelled the uneven patches so the finished floor is flat and seamless.
4. Base coat + full Coyote flake broadcast. Rolled the epoxy base and broadcast flake to full refusal for even colour and texture.
5. Scrape & clear topcoat. Knocked back the excess flake and sealed it under a durable, easy-clean clear coat.

The result

Over the four-day install, a rough, damaged slab became a seamless floor that is hygienic, stain-resistant and slip-resistant. It’s built to handle heavy clinic traffic, pets and daily sanitizing, and the Coyote blend keeps it looking clean between cleanings.
